Orange County’s Positive Sting In Real Estate

One recent report provided by Voit Real Estate Services, reveals a string of consistent six straight quarters with positive net absorption at 819,510 square feet in their Orange County office. The promising figures illustrate the highest amount of occupied space since the first quarter of 2007. Vice President, Jerry Holdner, states, “in 2011, the Orange County office market posted a total of 2.55 million square feet of positive absorption, making this the longest trend of its kind since 2006,” a highly significant indication on the market’s move forward despite economic and political critics from other sides. Regardless of their woes, both 2011’s leasing and sales activity showed an increase when compared to 2010’s prior reports (10.7 and 2.6 million square feet) and when looking at the levels of performance, numbers never lie.

For Holdner, expectations of continual growth sectors are to be led by professional service businesses, healthcare, medial, IT, and alternative-energy companies in the months to come. When examining the goals and objectives for the future, expectations are believed that with the increase in real estate Orange County activity, lease rates will begin to push upward stating, “we are forecasting the lease rates will firm up in the early part of 2012 and will begin to increase in the second half of this year.”
